Who is responsible for pest control in a rental property
If you’re renting a property, you might be wondering who tends to these little intruders. In Australia, rules around pest control can be fairly complicated, and sometimes differences in views between tenants and agents arise. Some local councils might actually even require annual pest control treatments for cockroaches and rodents for example in investment properties.
As a renter, you’ll need to maintain your home tidy from the inside and outside! On the other side, the property owner must ensure all is properly well and the place is cozy for the tenant.
Now, there's a slight catch if you have pets: flea treatments are generally the tenant's obligation because they pertain to caring for the pet, not maintaining the premises. So when it comes time for you to move out, keep in mind that your lease may state you are responsible for scheduling a flea treatment.
Any other pest issues usually will fall on the owner, especially for infestations stemming from cleanliness issues.”
Here’s a quick recap:
Tenants: Keep your living space clean and tidy.
Owners: Maintain the property so it’s a great place to live.
If your lease says you’re responsible for a pest treatment when you move out, identify what exactly is required a flea treatment, for example.
And to note if you’re doing pest control at the end of your lease, you want to do it after the general and carpet cleaning is finished. That way, you can allow the chemicals to do their work, and you won’t unintentionally nullify warranties!
Finally, keep in mind that this is based on our experience and is not legal advice. Just in case of an argument, it’s always best to consult the proper authorities in your area.
